What is a real estate listing post?

A real estate listing post advertises a property for sale or rent on social media with the details buyers look for first: price, bedrooms, bathrooms, floor area and when they can view. Adding a floor plan shows how the rooms connect, which photos alone cannot, and makes the post worth saving for buyers comparing several homes.

When it helps

  • An estate agent announcing a new listing and its first open house on Instagram.
  • A homeowner selling privately who wants buyers to see the layout before visiting.
  • A lettings agent showing room sizes so tenants can check their furniture will fit.
  • An agency building a recognisable feed where every listing follows the same layout.

Tips

  • Give the total floor area, not only room sizes; buyers compare homes by area, and a missing figure makes them suspect it is small.
  • Never round room sizes up. A bedroom listed at 3.6 m that measures 3.4 m loses the buyer's trust at the viewing.
  • Write the open house in full, with the day name, date and both times, so nobody turns up on the wrong Saturday.

How to make a property listing post

  1. Lead with the key facts

Put the address or area, bedrooms, bathrooms, floor area and price where they are read first. Buyers filter on these before anything else.

  2. Use an accurate floor plan

Draw walls, doors and windows to scale, with each room's size in metres. Check that the room dimensions add up to the overall width and depth.

  3. Mark the orientation

Add a north point and a scale bar, so buyers can tell which rooms get morning or evening sun and judge sizes for themselves.

  4. Colour rooms by use

Tint living spaces, bedrooms and bathrooms differently so the layout reads at a glance on a phone, and leave halls and landings plain.

  5. Add the viewing details

Finish with the open house date and time, or how to book a viewing, and the agent's phone number.

FAQQuestions

Common questions.

What should be included in a property listing?

Price, location, property type, bedrooms and bathrooms, floor area, key features, photos and a floor plan, plus how to arrange a viewing. In the UK, listings are also expected to give material information such as tenure and the council tax band.

Why do floor plans matter in a listing?

They show how the rooms connect and how big each one is, which wide-angle photos can hide. Buyers use them to shortlist homes, to check furniture will fit and to remember which house was which after several viewings.

What is an open house?

An open house is a set time when a home for sale is open to any interested buyer without booking an individual viewing. It lets many people see the property in one go, often on a weekend morning, and can create a sense of competition.
